83-acre Industrial Development - Romeoville, Illinois
Abbott Land and its development partner, WBS Equities, LLC, acquired an 83-acre parcel of vacant land from T. J. Lambrecht at Route 53 and Joliet Road in Romeoville, Illinois. The property consists of an upper level of approximately 53-acres and a lower level of approximately 30-acres. The lower level is adjacent to an active underground limestone mine operated by Vulcan Materials Company.
The lower 30-acres was approved by the Village for an expansion of the underground mine for Vulcan Materials and for a surface operation that includes trucking and a storage operations.
The upper 53-acres was subdivided to accommodate a building site for a 350,000 square foot industrial facility, a 10-acre truck stop, and a 2.5-acre retail parcel.
The property required substantial remediation due to the existence of approximately 90 feet of fill on the upper 53-acres of the site. The remedies (performed in conjunction with Testing Service Corporation) involved dynamic compaction and surge piles that resulted in an otherwise undevelopable piece of property being suitable for development for commercial and industrial uses.
The project involved the aforementioned compaction program, environmental remediation through the Illinois Environmental Protection Agency, wetlands mitigation, substantial offsite road improvements, negotiation and implementation of a $15 million TIF, and other incentives.
